Does my roof need to be painted?
A roof paint membrane won’t fix leaks or improve the structural performance of your roof. Unfortunately, many salespeople mislead homeowners with claims that concrete tiles become porous and need “resealing.” While concrete tiles do lose their gloss over time, they actually become denser with sun exposure. Even after prolonged rainfall, these tiles typically absorb only 5–10% of their weight in water, and the underside remains dry.
Be cautious of cheap quotes, especially under $3,300, as this is the licensing threshold for roof restoration work. Unlicensed contractors may cut corners, leaving your roof’s performance compromised.
What to Ask a Roof Restoration Business
When hiring a roof restoration or painting service, consider your goals:
- Are you looking to fix leaks and maintain your roof’s structural integrity (e.g., replacing tiles, repointing, rebedding, reclipping)?
- Or is your priority to simply clean and repaint the roof to boost kerb appeal?
If your goal is both, ask your tradesperson the following:
- Will they replace broken tiles or just paint over them?
- Do they clear and maintain weep holes rather than covering them with paint?
- Will they repoint the entire roof, or just “patch point” damaged areas?
- Do they understand the importance of nail-style side lap clips vs. spring clips and their role in preventing water ingress?
Before engaging a contractor, research their credentials and practices to ensure your roof is restored properly, not just cosmetically. A well-maintained roof is key to both performance and appearance.
