Does my roof need to be painted?
Roof paint membrane will not resolve any leaks or issues around the actual performance of the roof. We see time and time again clients taken advantage of by salespeople pushing their product with claims that your roof needs to be “resealed” because your concrete tiles have become porous. Concrete tiles do lose their gloss over the years, but they actually become more dense the longer they’re in the sun. Even after days of constant rainfall they will not absorb so much water that the underside of the tile becomes damp and after such a prolonged soaking only generally hold 5-10% of their weight in water. These claims usually come from cheap quotes and often under $3300 which unsurprisingly is the threshold for requiring a license to complete the work.
When engaging with a roof restoration/ painting business ask yourself if your goal is to fix the leaks and stop water ingress, be up to date with all the maintenance including replacing tiles, repointing/ rebedding and reclipping if required. Or is your goal to just wash, recolour your roof and improve kerb appeal for a few years. If your answer is both then ask your tradesman if they will be changing broken or damaged tiles and not just painting over the top of them, ask them what the importance and function of weep holes are and to make sure they have been cleared through and not covered with paint, ask if they will be repointing the entire roof and not just “patch pointing” ask them what the difference between the nail style side laps clips and spring clips are and how they are such a big contributor to water ingress. Please do your research on the business you are handing your money over to.
